Real estate technology company HouseCanary has signed Side as the inaugural brokerage partner for its high-profile Google Listings Program. The strategic agreement grants Side’s extensive network of partner brokers and agents national-scale visibility for their active inventory, bringing listings directly to the top of Google mobile search results in participating markets at no additional cost.

Announced on Tuesday, the partnership marks a significant milestone for HouseCanary’s innovative listing distribution initiative. Under the terms of the agreement, active listings representing more than 600 partner companies across 19 states within Side’s broker network are now eligible to appear in a dedicated mobile carousel on Google. The seamless integration is made possible through Side’s active participation in My State MLS, a nationwide multiple listing service that maintains a foundational data agreement with HouseCanary to power the program.

The collaboration connects high-intent consumers directly with brokerage professionals. When potential home buyers search for real estate on mobile devices within live markets, listings from Side-affiliated brokerages are prominently surfaced in a dedicated visual carousel at the top of the search engine results page. Each interactive card displays essential property details alongside clear brokerage attribution. Furthermore, the cards link directly to a comprehensive property detail page that features complete listing information, the designated listing agent’s name, and a convenient click-to-contact option designed to streamline lead generation for agents.

Industry executives have lauded the partnership as a major step forward in expanding digital reach for independent brokerages. Chris Rediger, CEO of HouseCanary, emphasized the strategic importance of the collaboration in the official release, noting that proactive brokerages are securing vital exposure for their partners on a national scale. Rediger stated that the company is excited to help brokers democratize listing access, which serves as a primary motivation behind the development of the program.

Guy Gal, co-founder and CEO of Side, echoed these sentiments, highlighting the ongoing mission of his firm to empower its expansive network of real estate professionals. According to Gal, Side continuously seeks out advanced tools and unique opportunities to expand the resources available to its partners, ensuring they have the maximum flexibility needed to operate and scale their businesses according to their individual visions.

What is the Google Listings Program?

Launched in early 2026, the Google Listings Program represents HouseCanary’s ambitious endeavor to establish a highly structured and reliable listings feed directly into Google from participating multiple listing services. The operational framework relies on HouseCanary establishing separate, individual data agreements with regional and national MLSs. Once these data pipelines are established, the listing inventory of participating brokerage members flows seamlessly into the Google consumer search experience.

While the partnership with Side marks HouseCanary’s first publicly announced agreement executed directly with a major brokerage entity, all listings within the program—including those originating from Side—are meticulously routed through verified MLS data feeds. For Side, that critical technological connection is established through My State MLS, a platform known for offering comprehensive nationwide service to its brokerage members.

The ecosystem surrounding HouseCanary’s program continues to grow rapidly. Other notable multiple listing services currently participating in the initiative include the Arizona Regional MLS, Bright MLS, California Regional MLS, IRES MLS, the Permian Basin Board of Realtors, REcolorado, and San Diego MLS. This diverse coalition of MLS partners ensures broad geographic coverage and a steady stream of verified residential inventory for the search experience.

Bundling AI Innovation with National Exposure

Beyond securing prime digital real estate on mobile search engines, the comprehensive agreement between HouseCanary and Side delivers substantial technological benefits to individual agents. As part of the multi-faceted partnership, agents operating within Side’s expansive brokerage network will receive complimentary access to HouseCanary’s advanced, agentic artificial intelligence platform.

The specialized suite of AI-driven tools includes sophisticated comparative market analysis capabilities, automated advertisements management systems, and advanced property intelligence features. These resources are built directly on top of HouseCanary’s robust proprietary property data repositories and complex valuation models. By bundling this technology with the newly secured Google search exposure, Side effectively provides its agents with an integrated ecosystem that bridges top-of-funnel consumer lead generation with powerful back-end pricing, valuation, and marketing instruments.

The nationwide rollout of the Google Listings Program is actively expanding into additional markets this autumn. The acceleration follows a major national agreement signed between HouseCanary and Google earlier in the year. Leadership at HouseCanary indicated that further announcements regarding market expansions and additional platform rollouts will be shared in the coming weeks as the program scales up its operational footprint.

Navigating Chapter 11 Restructuring

The high-profile technology announcement arrives as HouseCanary simultaneously navigates its ongoing Chapter 11 bankruptcy restructuring process. Company leadership has maintained a steady operational focus, positioning core technological initiatives like the Google Listings Program and the proprietary AI platform as the central pillars of its long-term go-forward strategy.

Under the terms of the firm’s proposed restructuring plan, which remains subject to final court approval, HouseCanary is targeting a formal emergence from bankruptcy proceedings before the conclusion of the calendar year. Management has expressed confidence in achieving a full financial recovery for all approved creditors, all while ensuring uninterrupted, high-quality service delivery for its existing base of enterprise and brokerage customers.
