Family-owned homebuilding and real estate enterprise HHHunt has announced a carefully planned leadership transition that will position the company for its next chapter of growth, naming longtime finance executive Ann Kelly as its next chief executive officer. The appointment is scheduled to become effective on July 1, 2027, marking a significant milestone for the prominent regional developer.

Kelly, who currently serves as the company’s chief financial officer, is slated to succeed Buck Hunt, who has held the position of chief executive officer since 2013. Following the transition, Hunt will remain actively involved with the organization as chairman of the board. In his new capacity, he will concentrate his efforts on long-term corporate strategy while spearheading an exciting new hospitality venture for the enterprise, according to the official company announcement.

The leadership succession plan also outlines key adjustments across the executive ranks to ensure operational continuity and financial stability. As part of the transition, Steve Brant, who currently serves as the senior vice president of finance and treasury, will step into the role of chief financial officer on July 1, 2027. Meanwhile, Chief Operations Officer Steve Fritz will maintain his current responsibilities, ensuring that leadership remains steady across all divisions. Upon the effective date, Kelly, Brant, and Fritz will form the core of the HHHunt executive leadership team, guiding the company through an increasingly dynamic real estate landscape.

This strategic executive move places a trusted corporate veteran with more than two decades of dedicated service inside the company at the helm. With extensive experience spanning both homebuilding operations and corporate finance, Kelly takes on the top leadership position at a critical juncture for private regional builders. Across the industry, independent companies face mounting pressures to effectively scale operations, manage sophisticated capital structures, and successfully navigate a housing cycle marked by ongoing volatility.

Leadership backgrounds

The incoming chief executive officer brings a deep and comprehensive understanding of the business built over more than two decades within the organization. Kelly originally joined HHHunt in 2001, spending her formative years with the company as the controller for HHHunt Homes. This foundational role provided her with direct, hands-on exposure to homebuilding operations, field construction activities, and the intricacies of managing construction costs.

Over the course of her tenure, Kelly expanded her portfolio of responsibilities significantly. She went on to serve as the vice president of finance and accounting, and later as the senior vice president of finance and risk management. Her promotion to chief financial officer in 2019 positioned her at the financial epicenter of the enterprise, where she has overseen corporate finance and accounting functions across all three major operating divisions: HHHunt Homes, HHHunt Communities, and HHHunt Abberly Apartments.

Beyond her corporate responsibilities, Kelly remains actively engaged in civic and academic leadership within her community. She lends her expertise as a board member for several notable organizations, including the Goochland Education Foundation, GoochlandCares, and the prestigious Blackwood School of Real Estate at Virginia Tech.

The executive team supporting Kelly brings an equally robust set of credentials to the table. Steve Brant, the incoming chief financial officer, began his career with HHHunt in 2006 when he assumed the role of controller for HHHunt Communities. He advanced to vice president of finance and accounting in 2013 before stepping into his current role as senior vice president of finance and treasury in 2019. Brant’s academic background includes an undergraduate degree in economics from Virginia Tech, supplemented by a Master of Business Administration from Averett University.

Rounding out the executive leadership triumvirate is Steve Fritz, who has served as the chief operating officer since 2019. Fritz joined the firm in 2015 as the general manager of HHHunt Homes of Raleigh, quickly demonstrating his leadership capabilities and earning a promotion to president of HHHunt Homes in 2017. Before joining HHHunt, Fritz built an extensive career holding divisional and regional presidential positions with several of the largest publicly traded homebuilding corporations in the United States. He holds a degree in civil engineering from the University of Maryland, bringing a rigorous technical perspective to the company’s operational execution.

Continuity at a family-owned builder

The impending transition represents both an evolution and a preservation of the core values that have guided the company for decades. Buck Hunt, the son of founder Harry H. Hunt III, grew up immersed in the family business. Over the past 13 years at the helm, he has successfully guided HHHunt through complex corporate maneuvers, including strategic divestitures, targeted acquisitions, and the formalization of the enterprise’s current vision, mission, brand promises, and operational values.

By retaining Hunt as chairman and tasking him with the development of a brand-new hospitality arm, the company aims to maintain essential family oversight while deliberately opening a fresh channel for corporate expansion and diversification.

Reflecting on the planned succession, Hunt expressed immense confidence in the capabilities of his successor and the broader executive team. Ann and he are fully aligned on the strategic trajectory of HHHunt, noting her relentless drive to push the company forward, question the established status quo, and enforce the rigorous standards that the organization has consistently upheld. Hunt emphasized that the incoming leadership team has his complete backing and unwavering support as they prepare to guide HHHunt into its next era.

For her part, Kelly expressed deep gratitude and professional humility regarding her upcoming appointment. Acknowledging the weight of the responsibility, she stated that she is honored to be entrusted with the chief executive officer role, adding that she looks forward to building meaningfully upon HHHunt’s six decades of values-driven success, operational excellence, and continuous innovation.

Why it matters for homebuilders

HHHunt maintains an extensive footprint as a multifaceted real estate enterprise, actively developing, building, owning, and managing master-planned communities and residential homes across a broad geographic territory that includes Maryland, Virginia, Tennessee, North Carolina, South Carolina, and Georgia. Given the scale and regional significance of the enterprise, the meticulously outlined succession plan offers valuable insights for other private homebuilders and master-planned community developers operating in the current economic environment.

For the extensive network of trade partners, financial lenders, and land sellers doing business across the Southeast, the announcement of a transition date set well in advance provides a remarkably long runway. It ensures absolute clarity and visibility regarding who will ultimately hold the reins of authority over purchasing decisions, capital allocation strategies, and day-to-day operational management across HHHunt’s robust homebuilding and community platforms well into the future.
