Arizona Regional MLS (ARMLS), one of the largest multiple listing services in the country, has officially signed a strategic data agreement with real estate technology and analytics firm HouseCanary. The partnership is designed to make ARMLS brokerages and their active listings eligible to appear directly within Google mobile search results through the high-visibility Google Listings Program.

Under the terms of the newly minted agreement, ARMLS—which proudly serves more than 38,000 active subscribers and real estate professionals across the vast majority of Arizona—will provide its participating brokerages with the opportunity to opt in. Once opted in, their active residential real estate listings will seamlessly surface in a prominent, dedicated carousel positioned directly at the top of Google’s mobile search engine results pages. HouseCanary officially announced the collaboration, highlighting its potential to dramatically reshape how homebuyers in the desert Southwest discover properties on their mobile devices.

The integration promises to place verified, real-time MLS data right where millions of modern consumers begin their home search journeys. In live regional markets across the country where the Google Listings Program is already operational, properties appearing through this initiative are displayed directly above the traditional pay-per-click advertising units in mobile search. These rich media displays feature essential property details alongside the listing agent’s name, their sponsoring brokerage, and direct, frictionless contact options for prospective buyers.

When a consumer interacts with these prominent mobile placements, they can easily click through to a dedicated listing detail page. This page houses comprehensive information regarding the home, clear identification of the listing agent, and a convenient click-to-contact button designed to drive direct, high-intent leads straight back to the real estate professionals responsible for the listing. HouseCanary and ARMLS have emphasized that all listings displayed via this program will remain strictly in line with ARMLS rules, ensuring data integrity, compliance, and respect for local real estate regulations.

A notable distinction of the ARMLS integration compared to previous rollouts is the participation structure. For ARMLS member brokerages, participation in the Google Listings Program is entirely opt-in. This stands in direct contrast to HouseCanary’s other six foundational MLS agreements nationwide, where member brokerages are typically opted into the program by default. By placing the decision directly in the hands of individual brokers and teams, ARMLS ensures that participation aligns precisely with each brokerage’s digital marketing and branding strategies.

Furthermore, the financial structure of the program is designed to remove friction and barriers to entry for real estate professionals. Participating brokerages and individual agents are not required to pay any fees to participate in the program, nor are they charged for the valuable leads generated through these prominent search placements, according to the official company announcement. Brokers also retain the flexibility to sign up directly with HouseCanary outside of the formal MLS agreement if they choose to do so. HouseCanary noted that local brokers who are members of ARMLS and have already completed the opt-in process will see their live listing feeds go live within the Google Listings Program later this month.

Industry leaders behind the technology have expressed immense enthusiasm for the partnership and its potential to elevate the visibility of traditional, agent-centric real estate representation. Chris Rediger, the Chief Executive Officer of HouseCanary, spoke directly to the vision of the initiative in the company’s official announcement, emphasizing its core mission to protect and promote the interests of licensed real estate agents and brokers.

"We built this program to give MLS listings maximum exposure for the brokerages and agents behind them, and ARMLS is exactly the kind of market it was designed for," HouseCanary CEO Chris Rediger said in the announcement. He added further context regarding the consumer experience, noting that when a prospective homebuyer in Arizona searches for a property on their mobile phone, they should immediately see the authentic listing provided by participating brokers exactly as the MLS maintains it, complete with clear attribution to the broker and agent who represent it.

The broader Google Listings Program, which is fundamentally powered by HouseCanary’s robust data infrastructure, was officially launched in early 2026. Following its initial rollout, the initiative has been steadily expanding on a nationwide scale throughout the fall season, building significant momentum across the residential real estate landscape. The program itself originated as a carefully managed pilot project in late 2025, allowing HouseCanary and its technology partners to refine the user experience, ensure data accuracy, and demonstrate measurable value to MLS organizations and their subscriber bases.

With this new agreement, Arizona Regional MLS joins an elite and growing roster of progressive organizations that have integrated with the HouseCanary-powered initiative. ARMLS now stands alongside Bright MLS, California Regional MLS (CRMLS), My State MLS, the Permian Basin MLS in Texas, REcolorado, and San Diego MLS as participating organizations committed to extending the digital reach of their verified local data.

The rollout of the Google Listings Program occurs against the backdrop of corporate restructuring for HouseCanary. The company currently remains under Chapter 11 bankruptcy protection, a legal process it entered earlier. However, leadership has consistently reassured industry partners, clients, and stakeholders that the business is continuing to operate smoothly, actively grow its listings program, and continuously invest in advanced products and services. HouseCanary has stated publicly that it fully expects to successfully emerge from Chapter 11 bankruptcy proceedings before the end of 2026.

Throughout this period, HouseCanary has continued to position the Google Listings Program as a vital strategic tool for multiple listing services and modern brokerages. The primary value proposition centers on empowering the traditional real estate ecosystem to extend the reach of their accurate, real-time listing data directly onto mainstream consumer search platforms, all while keeping broker and agent branding front and center. By bridging the gap between comprehensive MLS databases and ubiquitous search engines like Google, HouseCanary aims to provide a reliable, agent-focused alternative to third-party portals, ensuring that consumers searching on mobile devices are connected directly to the trusted professionals closest to the transaction.
